HSA Commercial recently announced it will break ground this spring on a new commercial warehouse park totaling 1.3 million square feet near its existing Bristol Highlands Commerce Center East development in Bristol, Wis. When complete, the three-building Bristol Highlands Commerce Center West development will sit on 82 acres near Interstate 94 and the Wisconsin-Illinois border.

The firm plans to start construction on the first 550,000-square-foot building in April. Scheduled to deliver in July 2023,  Bristol Highlands Commerce Center West will also include two additional warehouses measuring 417,000 and 357,000 square feet. Like the buildings that comprise Bristol Highlands Commerce Center East, those in the West development will be built on a speculative basis, helping to meet demand for modern industrial space along the fast-growing industrial corridor between Chicago and Milwaukee.

“We’re pleased to announce the latest phase of Bristol Highlands, which further cements HSA Commercial’s position as one of the most active industrial developers in the region,” said Robert Smietana, vice chairman and CEO of HSA Commercial Real Estate. “Currently, we have over 3 million square feet of warehouse space under construction or proposed in southeast Wisconsin, one of the most critical supply chain links in the Midwest. Our decision to move forward with projects throughout the pandemic has allowed us to continue delivering space at a time when we’re seeing unprecedented demand.”

Tenants in the existing Bristol Highlands Commerce Center East development include HARIBO of America, Inc., which recently executed a 157,656-square-foot, full-building lease at 9655 136th Ave., and Visual Pak, which last year moved into a 472,176-square-foot warehouse at 9605 136th Ave.  A third warehouse totaling 447,000 square feet and located at 9403 136th Ave., is scheduled for completion in May 2022, marking the final phase of the East project.

In addition to the six warehouses in Bristol, HSA Commercial has industrial projects planned or under construction in Mt. Pleasant, Oak Creek, Waukesha, Cudahy and Franklin and Somers.

According to the Q4 2021 JLL industrial report for the Milwaukee metro region, speculative construction makes up just over half of the 1.9-million-square-foot pipeline currently underway.

“As demand continues to surge, the new Class A warehouses at Bristol Highlands Commerce Center West will add much-needed capacity in a growing market,” said Tim Thompson, executive vice president for HSA Commercial.

Partners in Design Architects has been selected as the architect for Bristol Highlands Commerce Center West, while PREMIER Design + Build Group, LLC will serve as general contractor and Pinnacle Engineering Group will provide civil engineering services. The warehouses will be leased by CBRE.
