HSA COMMERCIAL REAL ESTATE COMPLETES PHASE ONE OF PARK 94 AT MT. PLEASANT

HSA Commercial Real Estate today announced its completion of two new industrial facilities totaling 565,200 square feet in Park 94 at Mt. Pleasant, a 90-acre business park along Interstate 94 in Southeast Wisconsin’s Racine County, according to Craig Phillips, executive vice president for development at the Chicago-based firm.

The new buildings constitute Phase One of the new park, which is slated to offer up to seven warehouse and distribution facilities.

New facilities include a LEED Certified 323,610-square-foot divisible warehouse, expandable to 664,610 square feet, with 30’ clear-height ceilings, 40 docks, four drive-in doors, and a 151-car, 80-trailer expandable parking area. Also complete is a 125,000-square-foot divisible facility with 30’ clear-height ceilings, 21 docks, two drive-in doors, and 155-car parking.

“Park 94 is an institutional-quality development with outstanding freeway access,” said David Bercu, SIOR, principal, Colliers, Bennett & Kahnweiler. Bercu, David Liebman and Brendan Green of Colliers Bennett & Kahnweiler are leasing representatives for the park.

“We are seeing interest among industrial users seeking high-image, well-located space with an environmental edge,” said Phillips. “The City of Mt. Pleasant and the Racine County Economic Development Corporation have worked hard to create an attractive community for businesses and residents alike in Mt. Pleasant.”

HSA Commercial Real Estate is the developer of Park 94 at Mt. Pleasant. David Berghammer Construction was general contractor for the new facilities. HSA Commercial’s Jack Shaffer, chairman, and John Mangel, vice president of development/acquisitions, spearheaded the team that located and negotiated acquisition of the land parcel in 2007.

Located just 15 miles north of the Illinois-Wisconsin border at the intersection of State Highway 20 and International Drive, Park 94 at Mt. Pleasant is located within a TID district that is part of 950-acre development zone.
