HSA REPRESENTS OWNERSHIP OF THE HISTORIC SULLIVAN CENTER IN DOWNTOWN OFFICE LEASE

Wayne Shulman, senior vice president, HSA Commercial Real Estate, represented ownership of the historic Sullivan Center at 33 South State Street, Chicago, Ill., in leasing 10,896 square feet to PSA-Dewberry, an architectural firm. Shulman is the exclusive leasing agent for office portion of the building on behalf of Joseph Freed & Associates, owner and redeveloper of this landmark turn-of-the-century classic.
This Louis Sullivan-designed national historic landmark has been extensively restored in the past several years by Freed. In 2007, 400,000 additional square feet of office space became available when Carson, Pirie, Scott vacated the building. Joseph Freed & Associates no has its headquarters in the property, while Gensler, the global architectural design firm, occupies over 50,000 square feet. The School of the Art Institute of Chicago recently opened a 32,000-square-foot contemporary art gallery on the seventh floor. The remaining 220,000 square feet of available office space includes 165,000 square feet of contiguous space in this 1 million-square-foot, multi-use facility.
PSA-Dewberry is a national architectural and engineering services firm headquartered in Fairfax, Vir. They are consolidating offices located in Naperville, Ill., and Chicago’s South Loop into their new space in the Sullivan Center. They were represented by Jason Kleiman of CB Richard Ellis. Occupancy is scheduled to occur on December 1, 2008.
