Having been in the industry for more than 20 years, Wilson is one of Chicago’s most respected commercial real estate leaders. He has been successful in all aspects of the industry, including tenant representation, property marketing, real estate development, land transactions and owner representation. Wilson has negotiated hundreds of lease transactions valued in excess of $1 billion on behalf of a variety of prominent tenants and landlords. Some of those clients include The Federal Reserve Bank of Chicago, Kemper Financial Services, Honeywell and Bank of America.
In 1995, Wilson initiated a healthcare real estate advisory initiative which has grown into a separate operating division of HSA called PrimeCare. Wilson has led the growth of this group, which serves clients such as Good Samaritan Hospital, Christ Medical Center, Lutheran General Hospital, Provena St. Joseph, Provena St. Mary’s South Suburban Hospital, and M & M Orthopaedics, to name a few. The group has also developed and purchased nine medical office buildings across the midwest totaling more than 500,000 square feet in size.
Wilson began his career in 1976 and was a top grossing broker by age 25. He co-founded Irvine Associates (later renamed Realsource, Inc.) and developed the company into one of the largest real estate firms in the Midwest.

Wayne Shulman is a Senior Vice President in the Corporate Real Estate Services Division of HSA Commercial Real Estate. Mr. Shulman has been with HSA since 1987 representing both tenants and landlords in leasing, selling and marketing their properties.
Since entering real estate in 1978, Mr. Shulman has negotiated more than 630 leases and numerous sales and has been involved in virtually every kind of office lease imaginable throughout the Midwest with particular focus on the greater metropolitan Chicago area.

Timothy Stanton

Timothy M. Stanton is responsible for serving corporate clients and spearheading the growth of the Corporate Services Division. Since 1989 he has represented clients in over 200 cities throughout the United States. He has represented Minneapolis-based Carlson Companies, parent company of Carlson Wagonlit Travel, the world’s largest travel company; Carlson Marketing Group; and Carlson Hospitality Group, parent company of TGI Fridays, Radisson Hotels, Country Inns and others, since 1992.
In addition to his work with corporate clients, Mr. Stanton is part of a three-person team that developed PrimeCare, a division of HSA Commercial with services geared specifically to the health care industry. He was responsible for the portfolio management for Advocate Health and Hospital Corporation, as well as a member of development and leasing teams for 500,000 square feet of medical office buildings in cities throughout the Midwest.
Noteworthy deals include the acquisition and future disposition of the corporate headquarters of Carlson Wagonlit Travel in Fort Lauderdale, Florida; the relocation and expansion of Carlson Marketing Group’s automotive division headquarters in Troy, Michigan; a real estate and labor pool evaluation of 30 U.S. cities and subsequent lease negotiations for eight 25,000 to 30,000 square foot call centers for Carlson Wagonlit Travel and the aforementioned representation of the Advocate portfolio.

Carlos Tenorio Carlos Tenorio is a Vice President in HSA Commercial Real Estate’s Tenant Advisory Services Division.

Mr. Tenorio’s teams have managed more than 60 million square feet of owned and leased properties in 55 countries across the world, serving as extensions of the real estate department on behalf of clients such as Fluor, Thomson Reuters, Johnson Diversey, DHL, and Barclays Global, to name a few.
Mr. Tenorio worked with clients such as Chico’s, Payless Shoesource, and Brown Shoe to evaluate, develop, and implement cost reduction strategies across the entire real estate life cycle from real estate to construction/project management, to facilities management. In addition, Mr. Tenorio has led several real estate technology consulting projects, for such clients as PetSmart, EDMC, BankBoston, and AmeriKing, involving technology assessments, business case and functional requirements development, return on investment analysis, and system implementations.
Although Mr. Tenorio has spent the last 14 years predominantly focused on the Tenant’s perspective, Mr. Tenorio began his career working for a Chicago area developer. In the course of his tenure there, Mr. Tenorio’s responsibilities included residential and commercial property management, construction management and office leasing.
Carlos Tenorio’s primary focus is assisting Tenants with their office lease requirements; portfolio review, renegot- iation, relocation, expansion, conso-lidation and disposition. In his more than 19 years of commercial real estate experience, Mr. Tenorio has worked with numerous Fortune 500 companies leading engagements in portfolio rationalization, business process optimization, and lease administration outsourcing.
Robert L. Titzer

Robert L. Titzer is an Executive Vice President in the Corporate Real Estate Services and PrimeCare divisions of HSA Commercial Real Estate and brings a broad background of commercial real estate experience to his client’s assignments. His thorough understanding of the transaction process includes a strong background in construction, financial analysis, and lease negotiation in addition to experience in markets across the country as well as the Chicago metropolitan area.
Mr. Titzer’s work has earned repeat business with clients such as The University of Chicago, Ingalls Health System, Central DuPage Hospital, McCormick Theological Seminary, Advocate Healthcare, and Fitness Formula Clubs. He has significant experience in working as an advisor to various businesses including a concentration in work for not-for-profit and healthcare organizations. He has also represented leading property owners such as JMB Properties and Prime Group Realty Trust and national companies including Waste Management and Storage Technology Corporation in property leasing and asset disposition assignments in over 50 different markets across the country.
Most recently, he has directed transaction services growth at HSA in the health care sector. He is responsible for developing leasing strategy and oversight of leasing activities for the HSA/PrimeCare portfolio which includes fourteen medical office properties in Illinois, Indiana and Ohio. He provides an extensive knowledge base in healthcare leasing and development through his work with hospital systems, physician groups and individual practices.
Prior to joining HSA, Mr. Titzer was Vice President at Prime Group Realty Trust. He started his commercial real estate career in 1985 as development manager for a Chicago area developer/landlord where he was responsible for the successful construction, management and leasing of suburban office properties. Before entering the real estate business, Mr. Titzer designed mechanical systems for high-rise office buildings, including several Chicago skyscrapers, at Skidmore Owings and Merrill.

In his 25 years of experience, Mr. Wilson has successfully negotiated on behalf of his clients in all primary and secondary markets across the country, experiencing a variety of economic cycles. His national exposure has spawned from his Chicago based clients’ requesting his involvement in their branch and regional offices.Mr. Wilson has represented several leading firms in various industries, some of which are Advocate Health Care, Aon, Chesapeake Energy Corporation, Chuhak & Tecson, The Federal Reserve Bank of Chicago, ING, Luce - Forward, Northern Illinois University, Phoenix Mutual, Protrader, RTKL, Inc., TJ Adams Group, Turner Construction Company, University of Illinois, UNUM Corporation and WR Berkley Corporation.
