HSA Commercial Real Estate oversees a portfolio of more than 16 million square feet of space and 190 properties nationally. Industrial facilities account for 77% of our current portfolio, retail 9%, corporate facilities 7%, office properties 4% and medical facilities 3%.

HSA has an established track record for enhancing asset value and tenant services while reducing operating costs. An active presence in real estate brokerage, development, consulting and the management of our own investment properties provides a tremendous advantage to clients. As a result, over 60% of the asset portfolio is managed on behalf of corporate and institutional property holders.

Within the industry, HSA is acknowledged as an expert in bank facility management. HSA began management of 2.5 million square feet for Bank One in Northern Illinois, properties with an annual operations budget of over $35,000,000. This particular portfolio included over 275 facilities and our management team consistently achieved the highest customer satisfaction ratings in the national portfolio.

In recent years, HSA's management division has used its considerable skills to provide facility management to several non-profit organizations in the Chicago metropolitan area, allowing the dedicated professionals working for these service organizations to focus on helping their clients and communities, which is primarily why they were formed in the first place.

Christine Muszynski
Executive Vice President, Principal and Director of Management Operations at HSA Commercial Real Estate 

Experience
With more than 30 years of property management experience, Muszynski possesses expertise in lease renewals and expansion negotiations.  She has been responsible for more than $50 million in construction projects inclusive of significant tenant build-outs and major capital improvement programs.  She also served as the account manager for the Bank One (now JP Morgan Chase) management assignment, consisting of 275 bank facilities in Northern Illinois with an annual operations budget of over $35 million.  She has also been responsible for the financial and equitable aspects of properties owned by Equitable Real Estate Investment Management, Lutheran Social Services, The Gateway Foundation, General American Life Insurance, Royal Neighbors of America, Capital Realty Advisors, Five Star Ventures, and Lennar Partners. 

Muszynski began her career with Wirtz Realty Corporation at a 35-story Michigan Avenue office building and later worked with Brauvin Realty Services managing a portfolio of suburban office and retail properties.

Kristen Dickholtz
Assistant Property Manager for HSA Commercial Real Estate

Experience
Ms. Dickholtz assists HSA Commercial’s property management professionals in maintaining property operations, annual planning and forecasting, and tenant relations.  As a member of the property management staff, Kristen is responsible for a variety of property management tasks including interaction with tenants,  handling service requests, coordinating maintenance staff, securing contractor bids, conducting property inspections, and monitoring the performance of service providers. Ms. Dickholtz is also involved in the collection of rent and the processing of property accounts payable including preparation of purchase orders and service contracts.

Prior to joining HSA Commercial, Kristen served as a Property Manager for the University Village Housing company in Charleston, Ill.

Margaret Gaca
Senior Property Manager for HSA Commercial Real Estate

Experience
Ms. Gaca is currently responsible for the management of a variety of office, medical office and industrial buildings located in the metropolitan Chicago area, assignments that engage her in the management of building operations, implementation of tenant relations programs, budgeting and forecasting, as well as the supervision of accounting and financial control of the properties.

In addition to her experience in management and property finance, Ms. Gaca is knowledgeable in the operations of building systems and building improvements.

Ms. Gaca previously served as Property Manager of HSA’s Chicago Tribune account, responsible for the management of 71 distribution centers comprising over 700,000 square feet.

Ms. Gaca began her real estate career in 1997 at Cushman and Wakefield as an Assistant Property Manager of two different portfolios consisting of over 2,000,000 square feet.

Heather Smalec
Property Manager in HSA Commercial Real Estate's Property Management Division

Experience
Ms. Smalec is responsible for managing a portfolio of 21 properties in the Midwest region including office, medical office, industrial, flex, retail and non-profit assets of over one million square feet.

In her role as a property manager, Heather is tasked with developing and managing operational budgets; developing monthly reports and annual reconciliations; supporting attorneys with tax assessment evaluations and TIF abatements; coordinating due diligence documentation and tenant estoppels; compliance with city ordinances and building codes; executing contracts with vendors; coordinating with the leasing group to implement new and renewed lease agreements; conducting regular property inspections; ensuring compliance with insurance requirements, building codes, life safety codes and other applicable regulations; supervising engineering staff, third party property managers, maintenance, custodial and security operations; and overseeing construction of tenant improvements and capital projects.

Ms. Smalec previously was employed as a property manager by Presidio Commercial Services in Little Rock, Arkansas.

Joseph A. Swojenski
Vice President-Facilities Management for HSA Commercial Real Estate

Experience
Mr. Swojenski is presently directing HSA's not-for-profit facility management accounts which include organizations such as Chicago-based Gateway Foundation and McCormick Theological Seminary. Mr. Swojenski has worked with non-profits for the last 10 years.

Prior to joining HSA, Mr. Swojenski spent 20 years as a manager of corporate real estate for Bank One where he coordinated budget management and analysis for over 100 facilities nationwide with $3,500,000 in salaries, $117,000,000 in occupancy related expenses, and $50,000,000 in capital expenditures.

Dion Watton, CPM®
Asset Manager for HSA Commercial Real Estate

Experience
Watton is located at the Brown Deer Business Park and has property management, leasing and construction responsibilities for HSA's growing Wisconsin portfolio. He is responsible for the day-to-day operations of the properties as well as managing a full-time staff of HSA employees who maintain and operate the various properties. Watton also supervises the accounting and financial aspects of the Wisconsin properties and alerts HSA's acquisition team to possible opportunities to invest in future purchases.

Watton has over 20 years of property management experience and holds the Certified Property Manager (CPM®) designation, a prestigious designation awarded to licensed property managers who have a minimum of 5 years of full-time decision making activity in real estate management and who complete education and testing certified by The Institute of Real Estate Management. During Watton's tenure as general manager of Brown Deer Business Park the development has won the coveted "TOBY" award (The Office Building of the Year) from the Wisconsin Building Owners and Managers Association (BOMA) four times.

Dion Watton manages HSA’s Wisconsin-owned portfolio of 2,500,000 sf which includes the 655,217 square foot Brown Deer Business Park in the Milwaukee suburbs, the 1,021,575 square foot industrial buildings located at 11100-11500 W. Burleigh in Wauwautosa, a 196,946 square foot industrial building at 10277 Venice Avenue in Sturtevant, a 164,536 square foot industrial property located at 4420 N. Ryan Worcester
Property Manager with HSA Commercial Real Estate

Experience
Mr. Worcester manages facilities maintenance functions at Gateway Foundation’s Lake Villa Drug and Alcohol Residential Treatment Center. The multi-building property is situated on a beautiful 43-acre campus on the shores of the Fox Lake in northern Illinois where adults and adolescents are provided with the tools needed to regain their health and take control of their lives. Mr. Worcester oversees all maintenance, renovation, safety and accreditation standards for the site and supervises a staff of maintenance and janitorial personnel.

Mr. Worcester has over 13 years of prior commercial and residential property management experience in the Chicago metropolitan area, having served as a property manager for the Property Solutions Group, LLC, the Aim Realty Group and Farwell Real Estate Inc.

Kenneth E. Verne
Vice President-Asset Manager for HSA Commercial Real Estate

Experience
Mr. Verne is located in HSA’s corporate headquarters in downtown Chicago and has both property management and leasing responsibilities for this significant portfolio.  He negotiates, monitors and adjusts service contracts for the properties with appropriate subcontractors in order to maintain an economical balance between occupancy and production, as well as supervising the accounting and financial aspects of the properties.  He also works with outside brokers to coordinate marketing activities as spaces become available, and negotiates lease renewals on behalf of ownership.

Prior to joining HSA, Mr. Verne was a general manager with MB Real Estate Services responsible for a 750,000 square foot downtown Chicago and suburban portfolio.  During his tenure at MB, he also served as assistant general manager of 181 West Madison Street, a 936,366 square foot Class A trophy office building in Chicago’s Loop.
