Experience
With more than 30 years of property management experience, Muszynski possesses expertise in lease renewals and expansion negotiations. She has been responsible for more than $50 million in construction projects inclusive of significant tenant build-outs and major capital improvement programs. She also served as the account manager for the Bank One (now JP Morgan Chase) management assignment, consisting of 275 bank facilities in Northern Illinois with an annual operations budget of over $35 million. She has also been responsible for the financial and equitable aspects of properties owned by Equitable Real Estate Investment Management, Lutheran Social Services, The Gateway Foundation, General American Life Insurance, Royal Neighbors of America, Capital Realty Advisors, Five Star Ventures, and Lennar Partners.
Muszynski began her career with Wirtz Realty Corporation at a 35-story Michigan Avenue office building and later worked with Brauvin Realty Services managing a portfolio of suburban office and retail properties.

Margaret Gaca Senior Property Manager for HSA Commercial Real Estate
Experience Ms. Gaca is currently responsible for the management of a variety of office, medical office and industrial buildings located in the metropolitan Chicago area, assignments that engage her in the management of building operations, implementation of tenant relations programs, budgeting and forecasting, as well as the supervision of accounting and financial control of the properties.
In addition to her experience in management and property finance, Ms. Gaca is knowledgeable in the operations of building systems and building improvements.
Ms. Gaca previously served as Property Manager of HSA’s Chicago Tribune account, responsible for the management of 71 distribution centers comprising over 700,000 square feet.
Ms. Gaca began her real estate career in 1997 at Cushman and Wakefield as an Assistant Property Manager of two different portfolios consisting of over 2,000,000 square feet.

Scott Mosak Senior Property Manager for HSA Commercial Real Estate
Experience Mr. Mosak is responsible for the 104,000 square foot Hyde Park Shopping Center in Chicago, Illinois, owned by the University of Chicago and six other University-owned properties totaling nearly 400,000 square feet, assignments that engage him in the administration of tenant leases, management of cash flow performance, budgeting and forecasting, and supervision of construction and renovation projects.
Prior to joining HSA, Mr. Mosak was with Urban Investment Trust serving as a property manager for a retail/office/industrial portfolio where he worked with city inspectors, CTA officials and local community development groups on various projects throughout the city. In addition, he also managed a 110,000 square foot medical office building for Wilmette Real Estate & Management Company, supervising and scheduling all building construction projects as well as directing leasing efforts and lease negotiations.

Heather Smalec Property Manager in HSA Commercial Real Estate's Property Management Division

Ms. Smalec previously was employed as a property manager by Presidio Commercial Services in Little Rock, Arkansas, where she managed a diverse commercial real estate portfolio.

Mr. Swojenski is presently directing HSA’s management account with Chicago-based Gateway Foundation, a 35-year old organization providing effective drug and alcohol abuse treatment in community-based and corrections settings for people without financial resources.
Prior to joining HSA, Mr. Swojenski spent 20 years as a manager of corporate real estate for Bank One where he coordinated budget management and analysis for over 100 facilities nationwide with $3,500,000 in salaries, $117,000,000 in occupancy related expenses, and $50,000,000 in capital expenditures.

Joseph A. Swojenski is responsible for budget development, cost management, negotiating financing options for construction and renovation, directing facility repair and maintenance issues, directing security and property liability management for a portfolio of 19 properties in four states.

Watton is located in the Brown Deer Business Park and has property management, leasing and construction responsibilities for HSA’s growing Wisconsin portfolio. He is responsible for the day-to-day operations of the properties as well as managing a full-time staff of HSA employees who maintain and operate the various properties. Watton also supervises the accounting and financial aspects of the Wisconsin properties and alerts HSA’s acquisition team to possible opportunities to invest in future purchases.
Watton has over 18 years of property management experience and holds the Certified Property Manager (CPM) designation, a prestigious designation awarded to licensed property managers who have a minimum of 5 years of full-time decision making activity in real estate management and who complete numerous hours of continuing education certified by The Institute of Real Estate Management. During Watton’s tenure as general manager of Brown Deer Business Park the development has won the coveted “TOBY” award (The Office Building of the Year) from the Wisconsin Building Owners and Managers Association (BOMA) four times.

Burleigh in Wauwautosa, a 196,946 square foot industrial building at 10277 Venice Avenue in Sturtevant, a 164,536 square foot industrial property located at 4420 N. Harley Davidson Drive also in Wauwautosa, a 40,543 square foot industrial building at 2000 Airport Road in Waukesha, and a 108,222 square foot office building in Green Bay.
Ryan Worcester Property Manager with HSA Commercial Real Estate
Experience
Mr. Worcester directs and facilitates the efforts of various internal departments which include accounting, administration, information technology and maintenance. He monitors, reviews and interprets the financial status of various facilities including creating annual budgets, diagnosing monthly variances and assisting in leasing efforts. Mr. Worcester coordinates all maintenance and construction efforts, monitors all tenant move-in and move-out procedures, and fosters positive tenant and vendor relations.
Mr. Worcester has over 13 years of prior commercial and residential property management experience in the Chicago metropolitan area, having served as a property manager for the Property Solutions Group, LLC, the Aim Realty Group and Farwell Real Estate Inc.

Kenneth E. Verne Vice President-Asset Manager for HSA Commercial Real Estate
Experience
Mr. Verne is located in HSA’s corporate headquarters in downtown Chicago and has both property management and leasing responsibilities for this significant portfolio. He negotiates, monitors and adjusts service contracts for the properties with appropriate subcontractors in order to maintain an economical balance between occupancy and production, as well as supervising the accounting and financial aspects of the properties. He also works with outside brokers to coordinate marketing activities as spaces become available, and negotiates lease renewals on behalf of ownership.
Prior to joining HSA, Mr. Verne was a general manager with MB Real Estate Services responsible for a 750,000 square foot downtown Chicago and suburban portfolio. During his tenure at MB, he also served as assistant general manager of 181 West Madison Street, a 936,366 square foot Class A trophy office building in Chicago’s Loop.
