Christine Muszynski
Christine Muszynski is executive vice president, principal and director of management operations at HSA Commercial Real Estate. She is responsible for overall management of existing client accounts and directing project teams on behalf of third-party owners.
Experience
With more than 30 years of property management experience, Muszynski possesses expertise in lease renewals and expansion negotiations. She has been responsible for more than $50 million in construction projects inclusive of significant tenant build-outs and major capital improvement programs. She also served as the account manager for the Bank One (now JP Morgan Chase) management assignment, consisting of 275 bank facilities in Northern Illinois with an annual operations budget of over $35 million. She has also been responsible for the financial and equitable aspects of properties owned by Equitable Real Estate Investment Management, Lutheran Social Services, The Gateway Foundation, General American Life Insurance, Royal Neighbors of America, Capital Realty Advisors, Five Star Ventures, and Lennar Partners.
Muszynski began her career with Wirtz Realty Corporation at a 35-story Michigan Avenue office building and later worked with Brauvin Realty Services managing a portfolio of suburban office and retail properties.

Joseph A. Swojenski is a general manager in HSA Commercial Real Estate’s Property Management Division, with a focus on the management of assets belonging to non-profit organizations.
Experience
Swojenski is presently directing HSA’s management account with Chicago-based Gateway Foundation, a 35-year old organization providing effective drug and alcohol abuse treatment in community-based and corrections settings for people without financial resources. He is responsible for budget development, cost management, negotiating financing options for construction and renovation, directing facility repair and maintenance issues, directing security and property liability management for a portfolio of 19 properties in four states.
Prior to joining HSA, Swojenski was a corporate real estate manager for Bank One (now JP Morgan Chase), where he coordinated budget management and analysis for more than 100 facilities nationwide with $3.5 million in salaries, $117,000 in occupancy related expenses and $50 million in capital expenditures.

Dion Watton is a general manager for HSA Commercial Real Estate and manages HSA’s Wisconsin-owned portfolio which includes the 655,217 square foot Brown Deer Business Park in the Milwaukee suburbs, the 986,980 square foot industrial buildings located at 11100-11500 W. Burleigh in Wauwautosa, a 164,536 square foot industrial property located at 4420 N. Harley Davidson Drive also in Wauwautosa, a 40,543 square foot industrial building at 2000 Airport Road in Waukesha, and a 108,222 square foot office building in Green Bay.

Watton is located in the Brown Deer Business Park and has both property management and leasing responsibilities for HSA’s growing Wisconsin portfolio. He is responsible for the day-to-day operations of the properties as well as managing a full-time staff of HSA employees who maintain and operate the various properties. Watton also supervises the accounting and financial aspects of the Wisconsin properties and alerts HSA’s acquisition team to possible opportunities to invest in future purchases.
Watton has over 18 years of property management experience and recently earned his Certified Property Manager (CPM) designation, a prestigious designation awarded to licensed property managers who have a minimum of 5 years of full-time decision making activity in real estate management and who complete numerous hours of continuing education certified by The Institute of Real Estate Management. During Watton’s tenure as general manager of Brown Deer Business Park the development has won the coveted “TOBY” award (The Office Building of the Year) from the Wisconsin Building Owners and Managers Association (BOMA) four times.

Kenneth E. Verne
Kenneth E. Verne is a vice president-asset manager for HSA Commercial Real Estate where he oversees a 14 building, 3.1 million-square-foot nationwide industrial portfolio located in four states.
Experience
Verne is located in HSA’s corporate headquarters in downtown Chicago and has both property management and leasing responsibilities for this significant portfolio. He negotiates, monitors and adjusts service contracts for the properties with appropriate subcontractors in order to maintain an economical balance between occupancy and production. Verne also supervises the accounting and financial aspects of the properties. In addition, he works with outside brokers to coordinate marketing activities as spaces become available and negotiates lease renewals with ownership.
Verne came to HSA from MB Real Estate Services, where he served as general manager of a portfolio of five buildings totaling more than 750,000 square feet in downtown Chicago and its suburbs.

Margaret Gaca
Margaret Gaca is a senior property manager for HSA Commercial Real Estate.
Experience
Gaca is responsible for the management of a variety of office, medical office and industrial buildings located in the metropolitan Chicago area, assignments that engage her in the management of building operations, implementation of tenant relations programs, budget and forecasting, as well as the supervision of accounting and financial control of the properties.

Scott Mosak
Scott Mosak is a senior property manager for HSA Commercial Real Estate, responsible for the administration of tenant leases, managing cash flow performance, budget and forecasting, and supervising construction and renovation projects.

Rashel Campell is a Property Manager with HSA Commercial Real Estate and is responsible for managing the daily operations of the Chicago Tribune's Newspaper Distribution Facilities, which comprise 62 locations in Northern Illinois, Northwest Indiana and Southern Wisconsin.

Campbell's duties include creating an annual operating budget in excess of $7 million and she manages to end each period under-budget and therefore, re-project that overage to future periods, saving the Tribune money. Ryan Worcester
