John Wilson
John Wilson is president of the Corporate Real Estate Services and Office Brokerage Divisions of HSA Commercial Real Estate, as well as president of HSA PrimeCare, HSA’s health care real estate consulting services group. He leads a group of talented brokers specializing in corporate services, office brokerage and healthcare real estate consulting.
Experience
Having been in the industry for more than 20 years, Wilson is one of Chicago’s most respected commercial real estate leaders. He has been successful in all aspects of the industry, including tenant representation, property marketing, real estate development, land transactions and owner representation. Wilson has negotiated hundreds of lease transactions valued in excess of $1 billion on behalf of a variety of prominent tenants and landlords. Some of those clients include The Federal Reserve Bank of Chicago, Kemper Financial Services, Honeywell and Bank of America.
In 1995, Wilson initiated a healthcare real estate advisory initiative which has grown into a separate operating division of HSA called PrimeCare. Wilson has led the growth of this group, which serves clients such as Good Samaritan Hospital, Christ Medical Center, Lutheran General Hospital, Provena St. Joseph, Provena St. Mary’s South Suburban Hospital, and M & M Orthopaedics, to name a few. The group has also developed and purchased nine medical office buildings across the nation totaling more than 500,000 square feet in size.
Wilson began his career in 1976 and was a top grossing broker by age 25 He co-founded Irvine Associates (later renamed Realsource, Inc.) and developed the company into one of the largest real estate firms in the Midwest.

Timothy Stanton
Timothy Stanton is executive vice president in the Corporate Real Estate Services and Office Brokerage Divisions of HSA Commercial Real Estate and is responsible for serving corporate clients and spearheading the growth of the division.
Experience
Stanton has represented clients in more than 200 cities throughout the United States, and has represented the Carlson Companies since 1992. Their well known brands include such companies as Carlson Wagonlit Travel, Radisson & Regent Hotels, Country Inns & Suites and TGI Fridays. In the past two years, he has completed 20 transactions in 16 cities for Carlson, most notably representing Carlson Marketing Worldwide in the renegotiation of its Automotive Division World headquarters in Troy, Mich., the negotiation of a lease renewal in San Antonio, Texas for Carlson Wagonlits Government Division headquarters; and, the consolidation of Carlson Travel Operations in St. Louis, Mo. after the acquisition of Maritz Travel.
In addition to his work with corporate clients, Stanton is part of a three-person team that developed the PrimeCare Division at HSA, with real estate services geared specifically toward the health care industry. He has been responsible for the portfolio management for Advocate Health and Hospital Corporation, as well as a member of the development and leasing teams at HSA PrimeCare, responsible for nine medical office buildings totaling close to 500,000 square feet throughout the Midwest.
Prior to joining HSA, Stanton served as senior vice president for The Prime Group Realty Services.

Robert L. Titzer
Robert L. Titzer is an executive vice president in HSA Commercial Real Estate's Corporate Real Estate Services and Office Brokerage Divisions and brings a broad background of commercial real estate experience to his client's assignments.
Experience
Titzer has a thorough understanding of the transaction process, including a strong background in construction, financial analysis, lease negotiation and an excellent knowledge of the national accounts service process. He has fostered long-standing relationships with clients such as Waste Management Incorporated, Storage Technology Incorporated, Advocate Healthcare, and the University of Chicago Hospitals. He has expanded the firm's business with national clients by handling all of the company's transaction assignments for leading national technology and information system companies in national markets. Titzer assisted in the development of the "Realsource Network" of service providers in other markets in the US and abroad. Most recently, he directed transaction services growth in the healthcare sector.
Prior to joining HSA, Titzer worked for The Prime Group Realty Services since 1988. He was also a development manager for a Chicago area developer/landlord. His experience on the landlord's side of the lease-negotiating table has made him a valuable asset to his clients in-tenant representation work. Titzer also designed mechanical systems for high-rise office buildings, including several Chicago skyscrapers while at Skidmore Owings and Merrill.

David R. Wilson
David R. Wilson is executive vice president in the Corporate Real Estate Services and Office Brokerage Divisions of HSA Commercial Real Estate, specializing in analyzing, negotiating and executing hundreds of commercial real estate transactions locally and nationally on behalf of both the tenant and landlord.
Experience
Wilson’s experience is reflected in his fresh innovative approach to problem solving and his consistent ability to secure terms that exceed market standards and maximizing his clients' return from their investment whether they lease or own real estate. His primary focus is tenant representation in the greater metropolitan area of Chicago, however his clients have requested his involvement in transactions across the country. Some of these clients include Advocate Health Care, Aon, Chuhak Tecson, The Federal Reserve Bank of Chicago, Luce-Forward-Hamilton, RTKL Associates, the University of Illinois, WR Berkley Corp., Turner Construction Company, and Chesapeake Energy Corporation.
Wilson has successfully strategized on positioning property and directing leasing efforts in all classifications including A, B, C, AA and medical, in both primary and secondary markets. From a development perspective, he has searched and identified strategic land sites, negotiated and acquired the preferred site, and remained intimately involved in the design, development and leasing of strategic office developments. Over the past two years, Wilson has been involved in the successful development and leasing of more than 150,000 square feet of medical office space in the Chicago suburban markets. Recently, Wilson negotiated the lease of HSA’s new corporate headquarters at Sear’s Tower.

Brian Spoerl is an assistant vice president/leasing manager for HSA PrimeCare's medical office portfolio and focuses on the firm's growing medical office opportunities.
Experience
Spoerl leads the leasing teams for HSA's projects in Illinois, Indiana and Ohio, along with planning for new medical acquisitions and developments. Spoerl joined HSA after selling his own local real estate firm in Milwaukee, Wisconsin, the Brian Spoerl Realty Group, and brings a wealth of experience in working with medical office investment properties.

Margaret Gaca
Margaret Gaca is a senior property manager for HSA Commercial Real Estate and is currently responsible for the management of a variety of medical office and industrial buildings located in metropolitan Chicago.
Experience
Gaca’s assignments engage her in the management of building operations, implementation of tenant relations programs, budgeting and forecasting, as well as the supervision of accounting and financial control of the properties. In addition to her experience in management and property finance, she is knowledgeable in the operations of building systems and building improvements.
Gaca previously served as property manager of HSA’s Chicago Tribune distribution system center account, a portfolio of 71 distribution centers totaling more than 700,000 square feet. Prior to joining HSA, she was an Assistant Property Manager for Cushman & Wakefield.

Jon E. Boley
Jon E. Boley is an assistant vice president of acquisitions and development for HSA PrimeCare. He is responsible for sourcing, underwriting and closing medical facility developments and acquisitions, as well as providing market, financial and risk analysis, asset evaluations and related economic modeling for retail and office transactions.
Experience
Since joining HSA in 2005, Boley has performed numerous market and financial feasibility studies for healthcare organizations, including a market assessment for a $32 million bond financing for the Illinois Medical District. He is currently underwriting more than $40 million in medical office developments and acquisitions for HSA.
Prior to joining HSA, Boley served as senior analyst at Klaff Realty LP in Chicago where he underwrote large portfolio transactions including Service Merchandise and Mervyn’s, valued at more than $1.4 billion. He was also an analyst at Economics Research Associations, where he performed market and financial feasibility analysis for retail, office, and healthcare nationally.
