HSA commercial real estate KEEPS UP ACQUISITION PACE; 145,000 SF INDUSTRIAL FACILITY PURCHASED IN BOLINGBROOK, IL
July 12, 2006

Jack Shaffer, Chairman, HSA Commercial Real Estate, announced that the firm has added 575 W. Crossroads Parkway, Bolingbrook, Illinois, to its portfolio, marking the fifth acquisition the firm has made this year. The 145,000-square foot distribution/warehouse facility was purchased from Powers Retail Systems in a sale-leaseback transaction.

Located ½ mile from I-55, 145 W. Crossroads Parkway was constructed in 2001 on 9.5 acres of land. The building is 100% occupied on a long-term basis by two credit worthy tenants, Walgreen Company and Powers Retail Systems.

Eric Ogden, Vice President in HSA's acquisition division, negotiated directly with Powers Retail Systems on HSA's behalf. HSA is very active in the I-55 corridor, developing over 1.5 million square feet of industrial properties in that market in the last 3 years. This purchase will continue the firm's ongoing strategy to position itself in the area.
