hsa|pRIMEcARE MAKES NEW MEDICAL OFFICE BUILDING ACQUISITION IN DOWNERS GROVE, ILL.

(Chicago – May 16, 2007) John Wilson, president, HSA|PrimeCare, the health care real estate division of HSA Commercial Real Estate, announced that the firm has acquired 6800 Main Street, Downers Grove, Ill., a 37,780-square-foot medical office building that is 94% occupied.

This 3-story multi-tenant medical office building is situated on approximately 3.11 acres and comprised of individual dental and medical offices, some whom have occupied the building for over 20 years. The building was constructed in 1974.

HSA|PrimeCare also plans to develop a 35,000-square-foot medical office building on 2.15 acres of vacant ground it purchased next door at 6840 Main Street. This established medical office location is surrounded by public parks, professional offices and residential.

Along with this acquisition, HSA is in the process of developing 4 new medical office buildings in the Chicago metropolitan area. The total medical portfolio is now valued at over $100 million. The seller, a private investor, was represented by Young Kim of Coldwell Banker.
