HSA|PrimeCare Breaks Ground on Chesterton, IN Medical Facility

32,000-square-foot Medical Office Building Part of Regional Healthcare, Academic and Research Campus

(Chicago – April 26, 2007) John Wilson, president of HSA|PrimeCare, an operating division of Chicago-based HSA Commercial Real Estate, announced that construction is underway on a 32,000-square-foot medical office building, the latest facility to be built on a proposed 114-acre healthcare campus at Coffee Creek in Chesterton, Ind. The result of a partnership between HSA|PrimeCare and Northwest Indiana attorney Cliff Fleming, the project is another step toward making the vision a reality of creating a medical, academic and research “Center of Excellence” for Northwest Indiana.

The new facility, located at Route 49 and the Indiana Toll Road (I-80/I-90), will be a two-story masonry building, featuring a patient drive-thru canopy. While the entire first-floor is leased, the second floor offers suites starting at 1,000 square feet to accommodate both large and small physicians and other healthcare-related tenants. The facility is slated for completion in late 2007. In addition to this most recent facility, the healthcare campus at Coffee Creek is also home to the Lakeshore Bone and Joint Institute and Lakeshore Surgicare, an ambulatory surgery center.

The facility will offer superior accessibility to neighboring communities as well as Chicago, via the Indiana Toll Road. Additionally, its design as a predestrian-oriented community featuring miles of brick-paved walking paths, preserved green space, parks, an open-air pavilion and restored ecosystems and habits made it very attractive to HSA. “As a developer specializing in healthcare facilities, we look for parcels of land that might best and most conveniently house the kinds of patient healthcare, academic and research facilities that will support the current and future medical needs of area communities,” said Wilson. “This parcel is best situated to provide quality, accessible healthcare for residents of Northwest Indiana and beyond.”

As someone who lives and works in Northwest Indiana, Fleming sees the proposed healthcare campus as a win-win for area residents and healthcare professionals. “I believe a conveniently located, high quality healthcare campus will be privotal as a foundation for the continued growth of Northwest Indiana, serving as an economic catalyst to attract jobs and families to our area,” said Fleming.

15,000-square-foot Dialysis Facility Will Take Innovative Holistic Approach to Kidney Care

Prior to construction, HSA|PrimeCare negotiated a 15,000-square-foot-plus lease to a state-of-the-art dialysis center and nephrology office in the new medical office building. Recognizing that patients spend more than 12 hours a week at a dialysis center undergoing treatment, delivering a quality patient experience was a priority in the center’s design. The unique features of the clinic will include an exterior healing garden, a 100-gallon saltwater aquarium and upgraded-homelike interiors – all efforts to create a therapeutic environment that promotes patient wellbeing. Additionally, there will be a patient-life system to move patients whose mobility is challenged, while providing safety and ease for employees. The full-service center will have the capability to serve patients in the tri-county area and offer both hemodialysis and peritoneal dialysis, as well as provide a home education program. The new facility is anticipated to provide 40 jobs for local residents, as well as serve as a regional nephrology education resource center.

The remainder of the available space will be marketed by HSA’s Robert Titzer, executive vice president in the firm’s corporate real estate services division, aided locally by Steve Nickisic of Coldwell Banker Commercial NKT Realty.
