HSA COMMERCIAL REAL ESTATE REPRESENTS ARCHITECTURAL FIRM RTKL IN MOVE TO NEW CHICAGO HEADQUARTERS

(Chicago – April 26, 2007) Daniel F. Miranda, president, HSA Commercial Real Estate, announced that the firm’s corporate real estate services division represented RTKL in their move and expansion to 26,100 square feet at 200 South Michigan Avenue, Chicago, Ill. They will relocate their headquarters to the 18th and 19th floors in August, 2007.
RTKL hired HSA’s David Wilson, executive vice president, and Ryan Foran, assistant vice president, to help identify and negotiate market alternatives that would accommodate RTKL’s aggressive growth/flexibility, while allowing for favorable economics and an energized workplace, as well as assist with the disposition of RTKL’s existing lease obligation at 140 S. Dearborn Street.
RTKL, an international architecture, planning and design firm with 11 offices in North America, Europe and Asia, has had a Chicago presence since 1997 and has recently grown to the point where new space was critical to meeting the firm’s long term strategic goals. Identifying Chicago as an attractive location to draw A+ talent, coupled with the city’s proximity to major players in the real estate industry and unparalleled flight access, Chicago is a lynchpin location for serving both domestic and international clients. New space was needed to meet this need as well as foster the firm’s collaborative working style.
More than 60 properties, driven by RTKL’s need for a collaborative work environment, natural light/views, and growth potential, were personally visited by HSA and RTKL senior management. Following a thorough evaluation process that measured each property’s assets – from street appeal to floor efficiency, workplace environment to growth accommodation, and financial obligation – 200 South Michigan emerged as the unanimous winner.
Wilson and Foran negotiated the new lease with Jeffery Bernstein and Ben Azulay of Bradford Allen Realty Services, representatives of building ownership, BPG Properties, Ltd.
