In 2011, West-Ward Pharmaceutical acquired the generic injectable division of Baxter. The sole distribution center for this division was located at 4750 Pleasant Hill Road in Memphis, TN. Baxter had occupied the building since 2003 with a significant amount of improvements being completed at the building. West-Ward needed to evaluate the long-term plan for their product distribution considering their manufacturing plant was located in New Jersey. They also had to determine what their required capacity would be to allow for not only internal growth but also the potential for future acquisitions.
HSA Commercial initially completed a 5-year extension with the tenant that extended their lease until 2018. As West-Ward began to increase their productivity and acquire other companies, the need to expand the property became more of a reality. After multiple on-site meetings with West-Ward, HSA, and Premier Design + Build, we were able to formulate a scope of work that met the pharmaceutical grade standards for a 50,000 sf expansion of the property. At the beginning of 2015, a new ten-year amendment was executed that incorporated the expansion of the property and the modification of the existing office to better suit the tenant’s needs.
HSA was able to work with the tenant to find a mutually beneficial long-term solution. There was a successful arrangement to modify the building to accommodate the current and future needs without interrupting their current operation. The project was completed on-time and within budget resulting in a smooth transition for the tenant.
