HSA Commercial Real Estate today announced the firm has completed a long-term lease renewal with AllStates Trucking at Park 94, a 184-acre business park development in Mount Pleasant, Wisconsin. AllStates, a full-service logistics and transportation company, occupies 63,838 square feet and is an original tenant of the 125,000-square-foot facility at 1400 International Drive, which HSA Commercial completed in 2008. With the renewal, the building remains fully leased.

“During AllStates’ tenancy at our project, we have witnessed together as Interstate 94 in southeast Wisconsin has evolved to become one of the most strategically valuable logistics corridors in the Midwest as evidenced by the rapid pace of new development in the area,” said Robert Smietana, CEO and vice chairman of HSA Commercial Real Estate. “With the additional development opportunities available at Park 94, the project should be well-positioned to capitalize on the continued growth in the market.”

Located at the intersection of State Highway 20 and International Drive, just 15 miles north of the Illinois-Wisconsin border, Park 94 at Mt. Pleasant is a multi-phase, multi-use business park development. In 2010, Naples, Italy-based Seda International Packaging Group purchased a 323,610-square-foot building at 12501 Globe Drive in Park 94 to serve as its North American manufacturing and distribution center. Seda International, the world’s largest manufacturer of food packaging products, selected the property following a competitive review of sites in the United States and Canada. Together, the Seda facility – which is already undergoing an expansion – and the 125,000-square-foot warehouse that houses AllStates comprise Phase I of Park 94. The project is slated to offer additional warehouse and distribution facilities as part of subsequent phases.

Park 94 is located in a tax-increment district (TID) that is part of 950-acre development zone. The zone will accommodate corporate/professional offices, hotels, research facilities and light industrial buildings, as well as retail and restaurants in the heart of fast-growing Mount Pleasant. With access to two Interstate 94 interchanges and State Highway 20, as well as rail connections, Park 94 offers excellent visibility in the rapidly emerging Chicago-Milwaukee corridor and provides access to labor markets to the north and south.
